Healthcare
The Villages spans three counties — Sumter, Lake, and Marion — and more than 82 square miles. That means more healthcare options than most communities, but also more to navigate. The CenterWell Transition
The Villages Health (TVH) served 55,000+ seniors across 10 locations. In July 2025, TVH filed Chapter 11 bankruptcy due to a $361 million Medicare billing liability. CenterWell Senior Primary Care (a Humana subsidiary) won the bid and acquired operations in Q4 2025.
Bottom line: Same doctors. Same locations. Same care teams. The name on the building is changing; your care is not.

During the bankruptcy process, there was significant uncertainty about whether UHC would remain in-network. The deal was resolved in late 2025 — UHC is confirmed in-network for 2026.
If you switched plans during that uncertainty, you can use the Medicare Advantage Open Enrollment Period (January 1 – March 31) to switch back.

There are more than 15 urgent care centers spread across The Villages. Most accept walk-ins, offer same-day visits, and are open evenings and weekends. Typical hours are 8 AM to 8 PM daily, though this varies by location.

Good to Know About Urgent Care Here
- Insurance: Most urgent care centers in The Villages accept Medicare, Medicare Advantage, and major commercial plans. Always confirm before your visit.
- Self-pay: If you don’t have insurance, expect $100–$150 for a basic visit.
- Walk-ins welcome at most locations, but booking online (through Solv) can reduce your wait.
- After hours: Many locations are open evenings and weekends. If you need care at 2 AM, the closest ER or freestanding ER is your best option.

Eye Care — What to Know
Medicare Part B covers one annual eye exam for diabetes and glaucoma screening, but does not cover routine vision exams or eyeglasses. Most Medicare Advantage plans include routine vision coverage.
Major practices in the area include St. Luke’s Cataract & Laser Institute (locations at Lake Sumter Landing and Brownwood), Mid Florida Eye Center (Wildwood and Summerfield), and Lake Eye Associates (Spanish Springs). CenterWell also has ophthalmology at its specialty centers.
Dental — What to Know
Important: Original Medicare does NOT cover dental. Most Medicare Advantage plans include basic dental. If you have Original Medicare, consider a standalone dental plan — Delta Dental is common locally.

Hearing — What to Know
CenterWell Audiology operates at all 8 primary care locations across The Villages — (844) 884-9355. They offer free hearing screenings, hearing aid fitting and repair, tinnitus treatment, and balance testing. Medicare and supplements accepted.
Tip: Over-the-counter hearing aids are now available at pharmacies for mild-to-moderate loss. For moderate-to-severe hearing loss, professionals recommend a clinical fitting with real-ear measurement to ensure your aids are tuned to your specific hearing profile.
Mental Health & Counseling
Depression, anxiety, grief, and isolation are common in retirement — and treatable. Many providers here offer telehealth, which is especially convenient if mobility is an issue.

Good to Know About Pharmacies Here
- Delivery: Most chains offer 1–2 day delivery for prescriptions. Some offer same-day delivery for a fee.
- Meal breaks: Walgreens pharmacies close 1:30–2:00 PM daily for a pharmacist meal break. Plan your pickup around this.
- New for 2026: The first Medicare-negotiated drug prices are in effect for 10 medications (diabetes, heart failure, blood clots). Ask your pharmacist if any of yours are on the list.
- Part D out-of-pocket cap: For 2026, once you spend $2,100 out of pocket on covered drugs, you pay $0 for the rest of the year.
Tip: Ask your pharmacist about Medicare Part D Extra Help (Low-Income Subsidy). You may qualify for reduced prescription costs even if you think your income is too high.

Your Tax Bill Explained
What's on Your Property Tax Bill?
Your property tax bill has two main parts, and they come from different places:
1. County Property Taxes
These go to your county (Sumter, Marion, or Lake) for schools, roads, sheriff, library, fire services, and more.
- Sumter County effective rate: ~0.74%
- Marion County effective rate: ~0.73%
- Lake County: varies by municipality
2. CDD Assessments (Non-Ad Valorem)
These are NOT property taxes — they're special assessments from your Community Development District. They appear on the same bill but serve a different purpose.
There are two types:
- Bond Assessment: Pays off infrastructure bonds (roads, utilities, amenities your district built). This amount decreases over time and eventually goes to zero when the bond is paid off.
- Maintenance Assessment: Covers ongoing upkeep — landscaping, ponds, streetlights, road repairs. This continues as long as you own the property.

Homestead Exemption
If this is your primary residence, you should have a homestead exemption. It saves approximately $400-600 per year in property taxes.
2026 update: Florida Amendment 5 (passed 2024) made the second $25,000 portion inflation-adjusted. Your 2025 total exemption was approximately $50,723 — slightly more than the old flat $50,000.
The Save Our Homes cap limits your assessed value increase to 3% per year (or CPI, whichever is less).

What's in Tallahassee
The Florida 2026 Legislative Session ends March 13, 2026. Here are the bills that could affect Villages residents:
Property Tax Elimination (HJR 203)
Passed House 80-30Would put a constitutional amendment on the November 2026 ballot to eliminate non-school property taxes for homesteaded properties. The Senate has not advanced a companion bill. If it reaches the ballot, it would need 60% voter approval.
Estimated cost to local governments: $13.3 billion per year.
CDD Board Recall Elections (SB 1180)
In CommitteeWould allow CDD residents to recall board members by petition (10% of registered voters must sign). Grounds: malfeasance, neglect, incompetence, or felony conviction. Has passed two committee hearings without opposition.
Note: Does NOT apply to developer-appointed initial board members in newer CDDs.
HOA Reform (HB 657)
Passed Final House CommitteeMajor HOA legislation. Would allow HOAs to be dissolved through a petition process. Creates a new specialized court system for HOA and condo disputes.
"Forever Fees" Reform (SB 1498)
Passed Senate Committee 7-0Targets developers who retain ownership of recreational facilities while binding homeowners to perpetual amenity fees.
Senior Property Tax Exemption (HJR 205)

The Villages is not a city. It has no mayor and no city council. Instead, it operates through a system of Community Development Districts (CDDs) — special-purpose government districts created under Florida law (Chapter 190).
There are 25+ districts, organized into:

Who Runs Your CDD Board?
CDDs 1-14: Fully elected by resident voters (you!). Board members serve 4-year staggered terms on the general election ballot.
CDD 15 and newer: Still in the initial developer-control phase. Transition to resident elections occurs after the district has 250+ registered voters.
Three Counties
The Villages spans Sumter, Lake, and Marion counties. Your county determines your property tax rate, which sheriff's office serves you, and which county commission makes decisions about your area.

Your monthly amenity fee of $204 covers an extraordinary amount of recreation. There is no "joining fee" — you gain access to everything the day you move in.

Clerk of Courts
The Villages spans three Florida counties — Sumter, Lake, and Marion — each with its own Clerk of Courts. The Clerk handles probate, official records, marriage licenses, and court filings. Knowing which county you’re in determines which office to visit. All three counties are in Florida’s 5th Judicial Circuit.

Who qualifies?
- You served in the active military, naval, or air service AND received a discharge other than dishonorable.
- Vietnam War, Gulf War, Iraq, Afghanistan, or any combat zone after 9/11 — you are eligible (expanded under the PACT Act for toxic exposure).
- If you enlisted after September 7, 1980: generally need 24 continuous months of active duty (exceptions for disability discharge, hardship, or early out).
- Reserves/National Guard: must have been called to active duty by federal order.
You may get higher priority if:

A Practical Guide for Families
This guide is for Daphne — and for anyone who has just lost a spouse, a parent, or a loved one and doesn’t know where to start. When someone you love passes away, the world doesn’t stop for paperwork. But paperwork doesn’t wait, either. This guide walks you through what needs to happen, in what order, and who to call — right here in The Villages.
You don’t have to do everything at once. Take it one step at a time. Ask for help. That’s what this guide is for.
The First 24–48 Hours
What needs to happen right away depends on where your loved one passed. Here is a simple guide for each situation.
If Death Occurs at Home
Call 911 first. Paramedics and, if needed, law enforcement will respond. This is required by Florida law for any death outside a hospital or hospice facility. Do not move the person.
If Death Occurs in a Hospital or Facility
The staff will guide you through immediate next steps. They will contact the attending physician to certify the death certificate. Ask them for a contact person you can call later with questions.
If Your Loved One Was Under Hospice Care
Call the hospice number (not 911). Hospice nurses are trained to come to the home and manage the process with dignity and calm.

What Else to Do in the First Day or Two
- Contact a funeral home — They will transport your loved one, begin the death certificate process, and guide you through arrangements. You do not have to decide on a funeral home in advance, but having one in mind helps. See our list below.
- Notify immediate family and close friends — Ask someone you trust to help make calls. You don’t have to do this alone.
- Secure the home — Make sure all doors are locked. Unfortunately, published obituaries can alert opportunistic criminals that a home may be empty during services.
- Gather important documents — If you can, begin collecting items like your spouse’s ID, Social Security card, insurance policies, and military discharge papers (DD-214). Don’t worry if you can’t find everything right away.

Burial benefits for eligible veterans, spouses, and dependents. There is no cost for the gravesite, opening and closing, government headstone, or marker. Your funeral home can help coordinate this.
What funeral homes help with: transporting your loved one, filing the death certificate with the state, ordering certified copies, coordinating with the cemetery, and helping with VA burial benefits if applicable. Most offer pre-planning consultations as well.
Death Certificates & Paperwork
Order at least 10–15 certified copies of the death certificate. Every bank, insurance company, financial institution, and government agency will want an original certified copy (not a photocopy). It is much easier and cheaper to order extra copies at the beginning than to request more later.
How to Get Death Certificates
Easiest: Through the Funeral Home
Most funeral homes will order certified copies for you as part of their services. They file the death certificate with the county and can order copies at the same time. This is the simplest route.

Within the First Week
Social Security Administration

If the funeral home reported to SSA, Medicare is usually notified automatically. If you need to report separately:

Employer / Pension

Common Scams Targeting Surviving Spouses
Someone calls claiming your spouse owed money. In Florida, you are generally not responsible for your spouse’s individual debts unless you co-signed. Never pay without verifying the debt in writing first.
Criminals read obituaries to target the surviving spouse. They may pose as a company saying your spouse had an unpaid order, someone claiming to be owed money, or a “friend” your spouse supposedly promised something to.
No government agency — not Social Security, the IRS, or Medicare — will call and demand immediate payment or threaten arrest. Hang up.
Scammers target widows with urgent “repair” needs they claim to have noticed. Always get multiple quotes. Never pay cash upfront.
Be cautious of anyone who contacts you offering to help manage your finances. Choose your own advisor through trusted referrals.
How to Protect Yourself
- Put a fraud alert on your credit (free — call any one of the three credit bureaus listed above)
- Don’t give personal or financial information to anyone who contacts you unsolicited
- Register on the Do Not Call Registry: donotcall.gov

Seniors vs Crime
Got a contractor who won’t finish the job? A business that owes you a refund? Seniors vs Crime is a statewide program under the Florida Attorney General that uses trained volunteer “Senior Sleuths” to help resolve civil disputes — at no cost to you. Since 2001, the program has recovered over $28 million for Florida seniors.
There is no charge for services and no appointment is necessary during open hours. Just walk in to any of the offices below.

Community Emergency Response Team (CERT)
CERT of The Villages is an all-volunteer organization under The Villages Public Safety Department. Active since 2002, it’s recognized as one of the top 5 CERT organizations out of approximately 2,500 nationwide. Their motto: “Doing the greatest good for the greatest number of people.”
What CERT Does
- Disaster response — trained citizens provide initial assistance until professional emergency personnel arrive
- First aid at community events — 15–20 major events per year at Town Squares
- Public CPR/AED classes — open to all residents
- Fire safety education
- Light search and rescue
- Post-disaster recovery assistance
CERT members responded to the 2007 tornado and Hurricane Irma, providing direct support to their neighbors when it mattered most.
How to Join
You must be a resident of The Villages. Submit an application online, and the Basic Class Coordinator will contact you about the FEMA-developed six-week Basic Training Course. After completing training, members maintain membership with 10–12 hours of annual training and participation in 2–3 events per year.
CERT of The Villages Foundation Inc. is a 501(c)(3) charity — donations are tax-deductible.
Community Watch
Community Watch is a division of The Villages Public Safety Department, operating 24 hours a day, 365 days a year. They serve over 150,000 residents and are your first point of contact for non-emergency safety concerns within The Villages.

Our Why
My wife Poppy and I moved to The Villages in September 2013. I had never been here before that day. I will be leaving feet first, smiling.
We didn’t have any money when we came here. We found each other later in life and did the “reset” thing. Poppy’s Dad suggested we do Estate Sales here. I had been in Real Estate back home in London since 1990, but I had never heard of an Estate Sale — we don’t really have the space, or even a garage in most cities back in England. But Poppy and I learn quick, and we were lucky enough to be supported by many Villagers — both in becoming visitors to the sales, and the ever-growing army of Villagers who came and worked with us over those early years. Many are still friends today.
I share this because we had the experience of helping many Villagers, and their families from afar, through very traumatic and sad times. Amongst this chaos was a lot of “things” to be done. Some barely knew what a computer was, let alone how to search the mayhem they would encounter. That never sat right with me over the years here, even though we were fortunate enough to transition into Real Estate, leaving the Estate Sale business to other caring humans. It was, and still is, a problem.
I don’t like problems anymore. I like solutions. I simply hope this helps some people who are dealing with “more than enough” right now.
